Building Control

Building Control services from design through to completion.

We provide the calculations, assessments, testing and certification needed to help your project meet Building Regulations and achieve Building Control sign-off.

Whether you’re at the design stage or already on site, our team can support you throughout the process.

Our Services at the Design Stage

SAP Calculations (Part L)

SAP calculations assess the energy performance of residential buildings in line with Part L of the Building Regulations. We evaluate insulation, heating systems, ventilation and overall building design to confirm your property meets required energy efficiency standards at both design and as-built stage.

SBEM Assessments (Part L)

Get compliance right from the start. We handle SAP and SBEM calculations, overheating assessments, water efficiency calculations and bespoke PSI values, so your project is built on solid ground before a single brick is laid.

Overheating Assessments (Part O)

Overheating assessments evaluate whether residential buildings are likely to experience excessive internal temperatures. Thermal modelling considers glazing, ventilation and solar gain to determine whether the building meets the requirements of Part O.

Energy Statements

Energy statements support planning applications by outlining how a development will meet energy efficiency targets. These reports explain the proposed energy strategy and demonstrate how the building will comply with relevant planning and regulatory standards.

Water Efficiency Calculations (Part G)

Water efficiency calculations demonstrate that a new dwelling meets legal potable water usage limits under Part G. Required for Building Control sign-off and handled quickly so it doesn’t slow your project down.

Bespoke PSI Values

Bespoke PSI values are custom thermal bridging calculations that improve the accuracy of your SAP score. Using actual junction performance rather than conservative default values, we help reduce insulation costs while keeping your project fully Part L compliant.

Our Services at the Build Stage

Air Pressure Testing (Part L)

Air pressure testing verifies that your building meets the airtightness standards required under Part L. Carried out on-site using calibrated equipment, scheduled around your build programme to avoid delays.

Acoustic Testing (Part E)

Acoustic testing measures sound insulation performance between separating walls and floors to demonstrate compliance with Part E. We also offer baseline noise surveys for planning and acoustic design consultancy.

Ventilation Flow Rate Testing (Part F)

Ventilation flow rate testing confirms that installed systems are delivering the required airflow rates in line with Part F – one of the final compliance requirements before Building Control sign-off.

Energy Performance Certificates (EPCs)

Energy Performance Certificates are a legal requirement before a property can be sold or let. When handled alongside your SAP assessment, there’s no duplicate work, no separate provider and no delays at handover.

Why work with The Compliance Company

Compliance across multiple regulatory areas is complex by nature. But the real problem most developers and architects face isn’t the regulations themselves,  it’s managing five different suppliers to meet them.

At The Compliance Company, we cover  all of it. One company, one point of contact, everything handled for you.

More of our services

Legionella Risk Assessments

Stagnant water, infrequently used outlets and poorly maintained systems are all it takes for Legionella risk to build up. Under the Health and Safety at Work Act 1974 and COSHH Regulations, managing that risk is your legal responsibility.

We assess your setup, tell you exactly what needs addressing and give you the documentation to prove you’re on top of it.

Fire Risk Assessments

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for any non-domestic premises must ensure a suitable and sufficient fire risk assessment is in place.

We carry out the full assessment, document the findings clearly and give you a prioritised action plan.

Asbestos Surveys

Any building constructed before 2000 is likely to contain asbestos. Under the Control of Asbestos Regulations 2012, you need a survey before any refurbishment or demolition work starts.

We carry out asbestos management and refurbishment surveys, identify any asbestos-containing materials and give you a clear, legally compliant record.

Supported Housing

The UK’s only dedicated compliance consultancy focused entirely on supported housing compliance.

We work exclusively with supported housing providers, care organisations and nominated individuals to manage risk, maintain safe environments and meet the standards this specialised sector demands.

Working in supported housing?

Compliance in supported housing is a different beast.

It has stricter frameworks, sector-specific requirements and a very different set of responsibilities.

We have a specialist division built entirely for it. Same one-stop-shop approach, built specifically for housing providers, care organisations and nominated individuals managing property compliance.
