Asbestos Surveys

Professional asbestos surveys for commercial and residential properties

Whether you’re buying, managing, refurbishing, or demolishing a property, our clear, practical asbestos surveys help you understand the risks, plan maintenance safely, and remain compliant.

What is an Asbestos Survey

An Asbestos Survey is a systematic inspection carried out to identify the presence, location and condition of asbestos-containing materials (ACMs) within a building.

The purpose of the survey is to provide the information needed to safely manage asbestos during normal occupation, maintenance, refurbishment or demolition works.

A Management Survey is designed to locate, as far as reasonably practicable, the presence and condition of asbestos-containing materials that could be disturbed during normal occupation or routine maintenance.

A Refurbishment and Demolition Survey is required before any significant refurbishment or demolition work takes place. This survey is more intrusive and aims to identify asbestos-containing materials that could be disturbed during the planned works.

Why Asbestos Surveys Matter

Asbestos remains present in many buildings constructed before the year 2000. When left undisturbed, asbestos-containing materials may present little immediate risk. However, if they are damaged or disturbed during maintenance, refurbishment or demolition work, asbestos fibres can become airborne and pose a serious health risk.

An Asbestos Survey helps you identify whether asbestos-containing materials are present, assess their condition and determine the most appropriate way to manage them.

Beyond helping you meet your legal responsibilities, an Asbestos Survey provides the information needed to plan maintenance work safely, protect building occupants and reduce the risk of accidental asbestos exposure.

Whether you’re responsible for a commercial property, office, school, industrial premises or another non-domestic building, understanding where asbestos may be present is an essential part of effective property management.

My experience with The Compliance Company was absolutely first-class. I was facing an incredibly challenging situation, needing an Asbestos Report turned around within an extremely tight deadline.

Ryan, the founder, is a property investor himself, so he completely understood the high-pressure situation I was in. He provided expert, professional guidance and laid out two distinct paths (Option A and Option B) to help mitigate both cost and time constraints. When I was feeling the pressure, Ryan’s reassurance on our call—“we will take care of it”—was a massive relief, and he backed those words up with immediate action.

Within 24 hours, I had tailored quotations for both options and proposed dates for the site visit. The entire process and communication style is beautifully systemised, clear, and easy to follow.

Navigating compliance, rules, and regulations can be daunting, but Ryan and his team make the entire service efficient, effective, and deeply customer centric. Having access to his vast knowledge and trusted network of professionals is an invaluable asset for any property investor or developer.

I have absolutely no hesitation in recommending their services, and I look forward to working with Ryan again on our commercial units later this year!

Frequently Asked Questions

Is an Asbestos Survey a legal requirement?

Yes. For non-domestic properties, the Control of Asbestos Regulations 2012 place a legal duty on landlords, employers and building owners to manage asbestos, which a Management Survey helps fulfil. For residential and domestic properties, there’s no ongoing duty to manage, but a Refurbishment / Demolition Survey (R&D Survey) is a legal requirement before any refurbishment or demolition work begins.

Non-domestic → ongoing duty to manage (Management Survey)
Residential → required before refurbishment or demolition (R&D Survey)

Yes, in most cases. Before refurbishment or demolition work takes place, a Refurbishment & Demolition Survey should be carried out to identify any asbestos-containing materials that could be disturbed during the works. This helps protect contractors, building occupants and anyone else who may be affected.

A Management Survey is designed for buildings that are occupied and in normal use. It identifies asbestos-containing materials that could be disturbed during routine occupation or maintenance, helping duty holders manage asbestos safely.

A Refurbishment & Demolition Survey is required before refurbishment or demolition work begins. This survey is more intrusive and aims to locate asbestos-containing materials that could be disturbed during the planned works, allowing them to be managed safely before work starts.

Finding asbestos doesn’t necessarily mean it must be removed immediately. In many cases, asbestos-containing materials that are in good condition and unlikely to be disturbed can be safely managed in place.

Your survey report will explain where asbestos has been identified, assess its condition and provide practical recommendations for managing or removing it where appropriate.

Yes. Many buildings across the UK contain asbestos-containing materials. If the material is in good condition and is being properly managed, it may not present an immediate risk. The purpose of an Asbestos Survey is to identify these materials and provide guidance on how they should be managed safely.

An asbestos survey should be carried out when you take responsibility for a property or before any refurbishment or demolition work begins. If asbestos-containing materials are identified, the asbestos management plan should be reviewed at least annually to ensure the information remains accurate and the materials are still being managed safely.

If the building changes, the condition of the asbestos changes, or planned works could disturb asbestos-containing materials, a new or updated survey may also be required.

Asbestos management is separate from fire safety, so having an Asbestos Survey doesn’t replace your responsibilities in this area. If you’re reviewing your property’s wider compliance, it’s worth making sure your fire safety arrangements are covered too.

Explore our Fire Risk Assessment service.

Yes, potentially. An Asbestos Survey won’t assess the risks associated with your property’s water systems. If those systems could present a Legionella risk, you may also need a suitable Legionella Risk Assessment.

We regularly help clients manage multiple areas of property compliance, including Asbestos and Legionella, across the same building.

Find out more about our Legionella Risk Assessments.

More of our services

Legionella Risk Assessments

Stagnant water, infrequently used outlets and poorly maintained systems are all it takes for Legionella risk to build up. Under the Health and Safety at Work Act 1974 and COSHH Regulations, managing that risk is your legal responsibility.

We assess your setup, tell you exactly what needs addressing and give you the documentation to prove you’re on top of it.

Fire Risk Assessments

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for any non-domestic premises must ensure a suitable and sufficient fire risk assessment is in place.

We carry out the full assessment, document the findings clearly and give you a prioritised action plan.

Damp Surveys

Damp and mould can quickly become bigger property problems, affecting both the building and the people using it. Under the Housing Act 2004 and Housing Health and Safety Rating System (HHSRS), landlords and property owners have responsibilities to identify and address these risks.

We carry out non-intrusive damp assessments, identify potential causes and areas requiring further investigation, and give you a clear record of our findings with practical recommendations.

Energy Performance Certificate (EPC)

If you’re constructing, selling or letting a property, an Energy Performance Certificate (EPC) is generally a legal requirement under the Energy Performance of Buildings (England and Wales) Regulations 2012.

We assess your property’s energy performance, provide the required EPC and highlight practical recommendations for improving energy efficiency.

PAT Testing

Damaged or poorly maintained electrical equipment can create a risk of electric shock, fire and electrical faults. Under the Electricity at Work Regulations 1989, electrical equipment must be maintained, so far as reasonably practicable, to prevent danger.

We inspect and test portable electrical equipment where appropriate, identify unsafe appliances and provide clear records to help you manage your electrical safety responsibilities.

Emergency Lighting Servicing

Emergency lighting helps people safely find their way out if normal lighting fails during a fire or power cut. Under the Regulatory Reform (Fire Safety) Order 2005, fire safety measures such as emergency lighting must be maintained in efficient working order and good repair.

We inspect, test and maintain your emergency lighting system, identify faults and provide clear records to help you meet your fire safety responsibilities.

Fire Alarm Servicing

A fire alarm that isn’t properly maintained may fail when you need it most. Under the Regulatory Reform (Fire Safety) Order 2005, relevant fire safety measures must be maintained in an efficient state, in efficient working order and in good repair.

We inspect, test and maintain your fire alarm system, identify faults and give you clear records and certification to support your fire safety responsibilities.

Fire Door Surveys

Damaged, poorly maintained or altered fire doors may not perform as intended in a fire. Under the Regulatory Reform (Fire Safety) Order 2005, fire safety measures must be appropriately maintained, with additional fire door checking requirements applying to certain residential buildings under the Fire Safety (England) Regulations 2022.

We inspect your fire doors and associated components, identify defects and provide clear photographic evidence and practical recommendations for any remedial work required.

Gas Safety

Unsafe gas appliances, fittings and flues can put occupants at risk of fire, explosion and carbon monoxide poisoning. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must ensure gas appliances, fittings and flues provided for tenants are safe and arrange annual gas safety checks by a Gas Safe registered engineer.

We carry out gas safety checks, identify faults and safety concerns, and provide the required documentation to help you meet your legal responsibilities.

Building Control Reporting

Make compliance part of the build from day one. We provide design and build-stage services including SAP Assessments, Part L compliance, Air Tightness Testing, Sound Testing and Site Inspections.

Our clear reporting and practical technical support help you identify issues early, meet Building Regulations requirements and keep your project moving.
