There is no general legal requirement for every property to have a Damp & Mould Survey carried out at a set frequency.
However, landlords and organisations responsible for buildings have responsibilities relating to the condition, safety and suitability of their properties. Where damp or mould has been identified or reported, an appropriate investigation may be necessary.

The requirements that apply will depend on the type, use and occupancy of the building
If you manage supported or temporary accommodation, Awaab’s Law may apply where the property is relevant social housing provided by a registered provider and occupied under a tenancy. It does not currently cover supported or temporary accommodation occupied under a licence.
Awaab’s Law does not generally apply to offices, schools, retail premises or other non-social housing properties.

A Damp & Mould Survey can often identify the likely cause or contributing factors, but a non-intrusive inspection cannot always establish the definitive cause.
There is no universal requirement for Damp & Mould Surveys to be carried out annually or at another fixed interval across all property types.
A survey may be appropriate when damp or mould has been reported, visible signs have appeared, a recurring problem has not been resolved, or there has been water ingress or another event that could have affected the building.
For organisations managing multiple properties, a proactive approach to identifying and managing damp and mould can also help identify recurring issues across a portfolio.
A standard non-intrusive survey can identify visible signs and indicators of moisture, but it cannot guarantee that every concealed issue will be detected.
Where there are signs that a hidden defect or source of moisture may require further investigation, we’ll explain this in the report and recommend the appropriate next step.
You may need both. An EPC and a Damp Survey assess different aspects of a property, but there can be a relationship between energy performance and damp and mould.
An EPC assesses a property’s energy efficiency, including factors such as heating and insulation. A Damp Survey investigates damp, mould, condensation and other moisture-related issues.
