What is an Overheating Assessment?

An Overheating Assessment evaluates whether a new residential building is at risk of becoming excessively hot during warmer periods and helps demonstrate compliance with Building Regulations Part O.

The assessment can consider factors such as:

• Natural and mechanical ventilation

• Thermal mass, internal heat gains and occupancy

Is an Overheating Assessment required for new homes?

Part O applies to new residential buildings in England and requires measures to limit the risk of overheating. Compliance can generally be demonstrated using either the simplified method or the dynamic thermal modelling method set out in Approved Document O.

Part O applies to new residential buildings in England. This can include new houses, flats and other residential buildings within the scope of the Building Regulations.

Part O does not generally apply to extensions or buildings undergoing a change of use. The exact application should be considered based on the scope and circumstances of the project.

The simplified method uses defined criteria to assess overheating risk based on factors such as glazing, orientation and ventilation.

SBEM Assessments (Part L)​

Non-domestic buildings need to demonstrate compliance with the energy efficiency requirements of Part L of the Building Regulations. SBEM assesses the energy performance of buildings such as offices, retail units and commercial spaces against the required standards.

We provide SBEM assessments for new-build and commercial projects, modelling energy performance, carbon emissions and building specifications, and providing the reports needed for Building Control and compliance.

Energy Performance Certificate (EPC)

Whether you’re managing a residential property, supported accommodation, office, school or commercial premises, an EPC provides an A–G energy efficiency rating and recommendations for improvement.

EPC requirements apply to many properties when they are constructed, sold or rented, with Minimum Energy Efficiency Standards (MEES) also applying to certain rented properties.

Water Efficiency Calculations ( Part G)

New homes need to demonstrate that their water use meets the requirements of Part G of the Building Regulations. Our water efficiency calculations assess the proposed fittings and appliances against the required litres-per-person-per-day target.

Air Pressure Testing (Part L)

Air leakage can affect a building’s energy performance and its compliance with Part L of the Building Regulations. For new dwellings, air pressure testing is an important part of demonstrating that the required standards for air permeability have been met.

We carry out accurate air pressure tests, identify air leakage and provide the certification and reporting needed for building control.

Acoustic Testing (Part E)

Poor sound insulation can affect comfort, privacy and compliance in residential developments. Under Part E of the Building Regulations, buildings must provide appropriate resistance to the passage of sound.

We carry out airborne and impact sound testing to assess acoustic performance, identify issues and provide the test results and reporting needed for building control.

Ventilation Flow Rate Testing (Part F)
