Air Pressure Testing, also known as air permeability testing or air tightness testing, measures the amount of air that escapes through unintended gaps and openings in a building’s envelope.
During the test, the building is temporarily pressurised and depressurised using a calibrated fan. The resulting air flow is measured to determine the building’s air permeability.
The test can identify air leakage around areas such as windows, doors and frames, junctions between walls, floors and roofs, service penetrations and openings, Seals, joints and other gaps in the building fabric.
The result is expressed as an air permeability rate in m³/(h·m²) at 50 Pa and can be compared against the applicable design and Building Regulations requirements.
Uncontrolled air leakage can increase heat loss and affect the energy performance of a building. Testing provides a way to check whether the completed building is performing as expected.

For new dwellings, an air pressure test is required as part of demonstrating compliance with the energy-efficiency requirements of Building Regulations Part L.
For new buildings other than dwellings, pressure testing is also generally required under Part L, although specific exemptions can apply. The applicable requirements depend on the building and the regulatory standard applying to the project.
Testing should be carried out when the building envelope is sufficiently complete to allow a meaningful measurement, but while there is still an opportunity to identify and rectify air leakage.
For new dwellings, a preliminary test during construction can also be useful for identifying air leakage before the final test.
