An Asbestos Survey is a systematic inspection carried out to identify the presence, location and condition of asbestos-containing materials (ACMs) within a building.
The purpose of the survey is to provide the information needed to safely manage asbestos during normal occupation, maintenance, refurbishment or demolition works.
A Management Survey is designed to locate, as far as reasonably practicable, the presence and condition of asbestos-containing materials that could be disturbed during normal occupation or routine maintenance.
A Refurbishment and Demolition Survey is required before any significant refurbishment or demolition work takes place. This survey is more intrusive and aims to identify asbestos-containing materials that could be disturbed during the planned works.
Asbestos remains present in many buildings constructed before the year 2000. When left undisturbed, asbestos-containing materials may present little immediate risk. However, if they are damaged or disturbed during maintenance, refurbishment or demolition work, asbestos fibres can become airborne and pose a serious health risk.

Yes. For non-domestic properties, the Control of Asbestos Regulations 2012 place a legal duty on landlords, employers and building owners to manage asbestos, which a Management Survey helps fulfil. For residential and domestic properties, there’s no ongoing duty to manage, but a Refurbishment / Demolition Survey (R&D Survey) is a legal requirement before any refurbishment or demolition work begins.

Yes, in most cases. Before refurbishment or demolition work takes place, a Refurbishment & Demolition Survey should be carried out to identify any asbestos-containing materials that could be disturbed during the works. This helps protect contractors, building occupants and anyone else who may be affected.
A Management Survey is designed for buildings that are occupied and in normal use. It identifies asbestos-containing materials that could be disturbed during routine occupation or maintenance, helping duty holders manage asbestos safely.
A Refurbishment & Demolition Survey is required before refurbishment or demolition work begins. This survey is more intrusive and aims to locate asbestos-containing materials that could be disturbed during the planned works, allowing them to be managed safely before work starts.
Finding asbestos doesn’t necessarily mean it must be removed immediately. In many cases, asbestos-containing materials that are in good condition and unlikely to be disturbed can be safely managed in place.
Your survey report will explain where asbestos has been identified, assess its condition and provide practical recommendations for managing or removing it where appropriate.
Yes. Many buildings across the UK contain asbestos-containing materials. If the material is in good condition and is being properly managed, it may not present an immediate risk. The purpose of an Asbestos Survey is to identify these materials and provide guidance on how they should be managed safely.
An asbestos survey should be carried out when you take responsibility for a property or before any refurbishment or demolition work begins. If asbestos-containing materials are identified, the asbestos management plan should be reviewed at least annually to ensure the information remains accurate and the materials are still being managed safely.
If the building changes, the condition of the asbestos changes, or planned works could disturb asbestos-containing materials, a new or updated survey may also be required.
Asbestos management is separate from fire safety, so having an Asbestos Survey doesn’t replace your responsibilities in this area. If you’re reviewing your property’s wider compliance, it’s worth making sure your fire safety arrangements are covered too.

Yes, potentially. An Asbestos Survey won’t assess the risks associated with your property’s water systems. If those systems could present a Legionella risk, you may also need a suitable Legionella Risk Assessment.
