Is Fire Alarm Servicing a legal requirement?

Where a fire alarm system is provided as part of a property’s fire safety arrangements, it needs to be appropriately maintained.

For premises covered by the Regulatory Reform (Fire Safety) Order 2005, relevant fire safety measures must be maintained in an efficient state, in efficient working order and in good repair.

The specific servicing and maintenance arrangements will depend on the property, its fire safety arrangements and the type of fire alarm system installed.

For most non-domestic fire alarm systems, professional inspection and servicing should be carried out at intervals of no more than six months, in line with BS 5839-1 and the requirements of the building’s fire safety arrangements. The exact servicing frequency should be determined by the type of system, the building and the level of risk.

This is separate from the routine weekly fire alarm test, which should normally be carried out by the Responsible Person or a suitably trained person on site. A different manual call point should generally be tested each week, with the results recorded in the fire safety logbook.

Higher-risk premises or systems may require more frequent inspection and servicing, where this is identified through the fire risk assessment or other relevant requirements.
